The neighbours of the former Scottish Power site have this morning been informed of notification for plannng permission to construct the forementioned utilities on the Scottish Power site.

Anyone who is interested on what impact this will have on the local Portobello commmunity - are invited to attend a meeting being held at PADCA community hall - tomorrow - Friday 15th August at 7.00pm.

We are hoping that the developer ;Duddingston House Portobello Limited will be in attendance with their proposals and drawings etc. but i have just received a call from Charles Martin and he is not sure if someone from his company can be in attendace at such short notice!! We would obviously request a representative from Portobello Community Council along with a representative from the Portobello Amenity Council.

We have informed Lawrence Marshall's ansaphone!! - hopefully he will also be in attendance.

I am led to beleive that this is not what the City of Edinburgh Council wanted on this site - however, the residents at Bath Street did not want the edifice on their site also - but they are getting it just the same.

We look forward to a good tun out and support for the communities within the community to support our objections to this proposed new development. :shock:

Hi,

Sorry that I couldn't get to the meeting, I would have liked to see the plans.

Whilst we must accept development in Portobello I think this proposal is ill conceived.

I have heard that there will be car parking for 450 cars.
So that means the expectation is 450 cars to park and shop at this site with a turn around of approximatley one car per hour, from 9am to 10pm, the possibility is that there will be an extra 40000 cars entering Portobello per week!

I know that even the best Superstores have quiet periods and that 40,000 may be their dream! (Although maybe not impossible, think about Niddrie Mains Road from mid November to Christmas)

However I think that before any consideration to such a proposal the present conditions at the King's Road roundabout must be addressed.

The roundabout with the present flow of traffic is dangerous for all road users.

Do the residents of Brighton Place and Duddingston Road realise that they will have an increased traffic flow as people like myself will seek an alternative route in and out of Portobello?

There must be a better place to put a Superstore - how about Kinnaird or the Fort area where access roads are being provided?

It certainly does not seem right for the gateway to Portobello.

Thanks for making it clear Susan about the impact of traffic to this site - if it goes ahead..

The Residents had a good support at the meeting and many valid points of objections were taken on board and will be submitted in due course to the Planning Department.

We are aware that the proposals are contrary to the Local Area Guidelines and will be moving forward on this point.

We have also been advised that the 'proposed superstore' will be operating 24/7! along with the new Petrol Filling Station!

I am not sure if the immediate surrounding residential area's have been advised of just how these 'proposals' will effect them - If there is anyone in the immediate vicinity at Westbank Development etc, Kings Road who are against the new site - to get in contact with me or make their objections known on this site.

I have to say that the last thing Portobello & Joppa need is more car congestion. The bypass was created in order to decrease the traffic passing along the High Street. I'm sure residents will remember the high volume of traffic prior to that. As for a 'gateway to Portobello'! More a violation of the environment.
Obviously a supermarket is a huge money earner for big business. The land would be put to good use in that sense. Where do people and democracy fit in with this. If Mr Marshal has forfeited his right to vote on this matter, what implications does that have for this appalling proposal?
What about Maureen Childs position who is also on the Planning committee? If Mrs Childs stays on this committee who will represent her constiuents?

Social housing would be good use of this site....Affordable housing for first time buyers, social workers etc. Cetainly not a Superstore and its negative environmental impact.

I'm acutely aware of nimby-ism here but... does East Edinburgh even need another supermarket? Already, we have a choice of Asda, Safeway, Marks & Spencer, Scotmid (Leith) Sainsbury's and Tesco all within five minute's drive... and at least three of them on good regular bus routes. And then there's Kwik Save, Iceland, Lidl... Not to mention out own shopping facilities (which are excellent).

It's the traffic buildup that worries me. Already, I avoid the rush-hour when leaving work, only to get caught up most days in the traffic congestion entering Portobello.

I'm not a happy bunny.

This proposed development was discussed at the Community Council meeting last night. There is a great deal of concern not just from local traders but from local residents as well, who recognise that this is bad news for everyone, and the petition sheets are filling up very quickly. Dear Resident

You may be aware of a proposed ‘superstore’ development at the former Scottish Power site. An outline planning application has been submitted to build a food store with a ground floor area of 60,000 sq feet, along with a petrol station and car parking for 445 cars. Your local councillor, Lawrence Marshall, has already publicly announced that he is opposed to these plans.

Local traders are understandably very worried about these proposals. Many local shops struggle to survive as it is and would very likely go under if this development goes ahead. Local residents are concerned as well, since they recognise that our High Street shops are an important part of the community. We already have a local supermarket (Scotmid), which has been recently refurbished and several others within easy driving distance.

You may also wish to consider the traffic implications. The Kings Road roundabout already has large tailbacks at peak times and there are bound to be knock-on effects in Brighton Place and elsewhere.

If you would like to object to these proposals, here are some things you can do:

• Sign the petition opposing the development. Kitchener’s, Findlay’s and many other local shops have copies.

• Write to the Planning Department at 1 Cockburn Street, Edinburgh, EH1 1ZJ or email the Head of Planning at: alan.henderson@edinburgh.gov.uk quoting application number 03/03021/OUT AS SOON AS POSSIBLE.

• Insist that the developer carry out a Traffic Impact Analysis, an Environmental Impact Study and a Retail Impact Study and request that these should be made available in the public domain, eg in the local library.


Some of your grounds for objection might include the following:

• The proposals contravene Policy E26 of the North East Edinburgh Local Plan (February 1996) which, in considering the quality of new development, states that ‘particular attention will be paid
to the need to enhance main or important thoroughfares.’

• The proposals also contravene Policy S1, which states that new development should be ‘appropriate in scale and character and well integrated with the (district) centre in design terms,’ that it should ‘compliment the (district) centre in its existing role’ and that it should be ‘not likely to affect adversely the vitality and viability of any other district centre.’

• The proposals go against the Council’s own Urban Design Principles, a set of policy guidelines for this important ‘gateway’ site. (A copy of this is available on request.)

I am one of the many people really concerned about this proposed development - not only will it not add anything to the character of Portobello - the inevitable impact on shops in the centre will actively impair the character and sense of community.

I am also concerned about the additional traffic involved - how will this affect children walking to and from Towerbank and also the Adelphi grove community centre and Indoor Bowls centre which run classes for small children?

A quick update on this. The petition was delivered to the Planning Department, containing over 3000 signatures! Even allowing for some people who may have signed more than once, this still demonstrates an extraordinary level of support.

The case officer for this application is currently on annual leave but I was able to ascertain that a 'very large pile' of letters of objection is in his in-tray awaiting his return. Watch this space for further information.

I read the letter in the Evening News and thought it was spot on.

In tonight's news there are reports of Morrison's Supermarket chain mounting an assault on the Scottish Market. Are they the contenders for this site? Perhaps they will have to be "sent homewards to think again!"

I thought everyone concerned about the proposed Superstore on the former Scottish Power Site would be glad to know that a Public Meeting has been organised in 'Portobello Town Hall' on Monday 3rd November, 2003 at 7.30pm

Speakers will range from residents of Baileyfield Road Group/The Shopkeepers Association/ and Representatives from Edinburgh City Council.

Our Local Councillor /MSP/MP have also been invited.

When I have details of the Agenda I will post them on the site.

Please come along to make your views known on what 'you' would like to see on this important gateway site into Portobello.

I have just been alerted to a very interesting story in today's Evening News, which will be of great interest to everyone who is opposed to the Scottish Power site development. The developer is one Duddingston House Properties and their sales pitch sounds oddly familiar.

Portobello Campaign Against The Superstore

Have just joined this Forum - its a great way of people in Porty communicating especially about things like this - I've only found out about the Superstore Plans recently and am horrified and hence got involved in helping to organise the public meeting on Monday 3rd November at 7.30pm in Porty Town Hall. I hope as many of you as possible can come to show your protest at this monster building plan and say what we would like to see on that site....so far Residents from nearby have agreed to speak briefly, and we hope a Council Planner will speak, and a Trader has agreed to speak plus plenty of time for us to discuss. Yes we are in contact with the Dunbar Campaign and the successful Campaign Against a Superstore in Gorgie....please keep posting advice, information, ideas etc and hope we can continue the great efforts people have made so far to stop this.... we will set up an email and post mail list to keep people informed so if you can't come send a message on how you would like to be kept informed or your ideas, via this forum or on my mobile on 07905 220954, cheers, Caroline aka Carla (I like the idea of a pseudonym! if that is what that is...)

Latest news - Susan Deacon, and Colin Fox MSPs are coming to the Meeting on Monday 3rd November, 7.30pm, Porty Town Hall, organised to protest against the superstore - get it in your diaries and come along! Cllr Lawrence Marshall is also hoping to be there.

Dear All

Just to let you know that Duddingston House Properties have now officially been asked to submit to the Council both Retail and Traffic Impact Assessments of their proposal to build a supermarket on the former Scottish Power site at Baileyfield. Resident objections to this application are described as "extensive" - my thanks to all of you for that!

It's reckoned that the Impact Assessments will be ready in about 3-4 weeks. They will then be assessed by Council transport and planning policy officers. It's also likely that "a further round of consultation and publicity will be required". Given all that, the application may not be determinmed until early next year.

While there are certain archaeological and contamination issues to be dealt with, it's felt that these are "potentially resolvable". The problematic issues relate to "transport and retail impacts, the loss of zoned industrial land, and compliance with an adopted urban design brief".

Porty Campaign Against The Superstore

Good to hear that there will be retail, & traffic impact studies done by the Council. Will this include ENVIRONMENTAL IMPACT? If not, it should - as anyone who lives on Porty High St will know, the pollution from cars is already quite enough - black grime on windows and eating away at the mastic - what does this do to our lungs? Also, the quality of the land, and any contamination issues, should be considered in great detail.

I also want to stress the importance of CONSULTATION - it should not be left up to the public to organise this so I would welcome the Council taking responsibility for this - I am unaware of consultation done by the developers - if they did any they would have been aware of the strong opposition to the development of a massive 24 hour superstore, 450 car park and petrol station on that site.and their Planning Application would have mentioned the presence of Scotmid and 6 other supermarkets in nearby area : :roll:

Just correcting my own message! - I now notice it is not the Council but the Developers who are to do the Impact Studies ! hopefully the Council officers assessing these studies can determine if they are sufficient....even more reason for us to keep a watch on this.... :!:

Over 300 local residents packed out the public meeting at the Town Hall on a night that reminded us all exactly why we are proud to live in Portobello. Let's make it clear - this can't be dismissed as just a hard core of socialists and environmental protesters that the developers might have anticipated. Sure, the usual suspects were present, but no-one was here to score points. Instead, what we saw was a remarkable expression of solidarity and mutual support, transcending class and politics, in the face of what is correctly perceived as a very clear threat to our community.

In fact, looking around and recognising so many familiar faces, it was obvious that the vast majority of the people present tonight were simply ordinary members of the public, united in their concern at these proposals and smart enough to work out what they would mean. Did I say ordinary? Let me correct that. It is the EXTRA-ORDINARY people of Portobello who are driving this campaign and who, through their determination, will ensure that this development never sees the light of day.

We had stirring speeches and words of encouragement, particularly from Susan Deacon and Colin Fox, but the real stars tonight were the people of Portobello. Take a bow folks.
